The Atascocita Branch Library is one of my favorite places. It sits on Pinehurst Trail Drive, and I have brought my kids to story time there for years. This past May, the library turned 30. It first opened on May 5, 1996.
That milestone got me thinking about our own house. It is older than the library. So is our roof, or close to it.
First Surprise: We Don’t Live in the City of Humble
Our mail says Humble. For years, I assumed that meant we lived in the city. We don’t. Atascocita is an unincorporated community in Harris County. The City of Humble is its own separate city next door.
That matters more than I expected. County rules and city rules are not always the same. If you are planning roof work, ask your roofer which rules apply to your address.
Second Surprise: Our Renewal Letter
A few weeks later, our insurance renewal arrived. I actually read it this time. Two lines caught my eye.
The first was our wind and hail deductible. It was a percentage, not a flat dollar amount. I did the math on our coverage amount. It came out far higher than I had guessed.
The second was about how the roof would be paid out. Some policies pay replacement cost. Others pay actual cash value, which subtracts wear and age.
Getting the Roof Looked At
I wanted to know how much life our roof had left before I made any policy decisions. A friend from my book club had used a veteran-owned roofer based in Huffman. The inspector told us our shingles still had a few good years in them. He also pointed out two small spots to fix before storm season. That gave me a real timeline to plan around, instead of a guess.
What the Numbers Showed Me
I looked up how the Texas Department of Insurance explains actual cash value. Their example uses a $10,000 roof. On a 20-year-old roof, the actual cash value might be only $4,000. After a $4,000 deductible, the policy would pay nothing.
That example hit home. An older roof on an actual cash value policy can leave you paying almost everything yourself.
A Library Tip, Too
I did a lot of this reading at the library. The Atascocita Branch Library page lists its hours, events, and services. I used the computers there to compare my policy options while my kids were at story time.
For Neighbors With Older Homes
If your home is near the library and has a few decades on it, try this:
- Find your wind and hail deductible and turn it into a dollar amount.
- Check if your roof is paid at replacement cost or actual cash value.
- Learn your roof’s real age from closing papers or old receipts.
- Get an inspection so you know how many years the roof has left.
Older roof insurance in Atascocita is not fun reading. But it is a lot better than being surprised after a storm.
